Our company is one of the few Real Estate offices that is a direct contract partner with Československé Obchodní Bank, České spořitelny, Komerční bank, HVB Bank Czech Republic (former Bank Austria), GE Capital Bank and Raiffeisen Bank with the purpose of providing mortgages for realty in corporal possession and we also cooperate with most of the banks and building societies.
We will be happy to work out, directly through our banking software, if you’re eligible for mortgage credit or if it is preferable for you to choose a combination of credit from the constructional savings.
rocedure while using the credit from CONSTRUCTIONAL SAVINGS:
- We supply you with all the data and information needed for the property that you choose,including a private open home.
- All our people are well trained in real estate financing, so they can quickly give you any professional advice you might need.
- After an agreement from the bank we prepare all data needed for a contract - which will already be signed by the notary with the owner.
- This contract enables you to draw credit from your constructional savings straight away.
THIS SHOULD ALL BE DONE IN ONE MONTH
Procedure while using the MORTGAGE CREDIT:
- We supply you with all the data and information needed for the property that you choose,including a private open home.
- All our people are well trained in real estate financing, so they can quickly give you any professional advice you might need.
- After an agreement from the bank we prepare all data needed for a contract - which will already be signed by the notary with the owner. This contract enables you to draw credit from your constructional savings straight away. We will obtain a valuation of the property’s current market value, which the bank needs to calculate the available amount of credit (which is normally 70% of the valuation, maybe even up to 85%). Based on the long-term cooperation with the chartered bank appraiser, we can get this for you within a week.
- After filling out all the documents needed for the bank and after obtaining the approval needed to get the mortgage credit from the bank, we can then move onto signing the contract for purchasing and its presentation to the Land Registry office. Banks, which are our bank contract partners, will pay the money to the seller within a few days after presenting the mandatory documents to the Land Registry office; they do not need to wait for the registration itself, which can take a long time, especially in Prague.
