Is it profitable to purchase property as an investment?
There is a simple answer, which is an unambiguous YES. Nowadays, we can’t be sure about the banks or stock market, but I think you will agree that real estate is one of the safest investments. Let me illustrate what I mean. If you took our advice five years ago, and bought a one-bedroom apartment for CZK 1.2 million, and leased it with a monthly rent of CZK 12,000, you would currently own an apartment worth CZK 2.5 million plus CZK 720,000 which returned as rent. The current “decrease” in property prices is only a slight equalization from last year’s market, when prices grew too quickly. However, it is still true that real estate is the most profitable and most secure form of investment.
I have a cottage in Central Bohemia, and since I cannot maintain it any longer, I am considering selling it. I would like to know more details about the sale process and whether I have to pay something to the real estate agency even if the property is not eventually sold.

If no potential buyers react to advertisements after one month, or if they often ask for a price reduction when they visit the property, we discuss with the owner about a price decrease. We then relist the property in the media, including color catalogues, and then gauge the interest from potential buyers. The price might also be decreased due to other factors (if there is a construction site in the vicinity, if there is heavy traffic and noise, changes in the property market, etc.).
